The Triangle Business Journal a few weeks back had an article entitled Hottest-selling Triangle SubdivisionsIn the article, TBJ had looked at data from May across the area covered by Triangle MLS and highlighted the subdivisions with the highest number of sales per community. 

For May 2024, Wendell Falls had the highest number of homes sold at 27.  TBJ reported the average price in Wendell Falls was $507,855.  The second highest selling community was Carolina Springs in Apex.  Carolina Springs had 21 homes close with an average sales price of $529,481.   Rounding out the list were two communities in Clayton.  Each of these communities closed 20 homes in May 2024.  Buckhorn Branch with an average price of $347,836 and Flowers Plantation with an average price of $393,735

This is interesting info.  While my license covers all 100 Counties in North Carolina, and MLS covers 16 counties surrounding the Raleigh area Owens Realty Team has primarily focused on a few core towns in the southern Triangle Area.  With that thought in mind, I looked at June.  For a total of TMLS in June 2024, 4,117 homes closed.  June 2023 closed 4,902 homes.  Here are the best-selling neighborhoods for June 2024, based on data available from TMLS. 

Cary

In Cary for June 2024 the total number of homes sold was 169.  The average sold price for homes in Cary in June 2024 was $719,473.  The neighborhood with the most homes sold was Amberly.  Amberly had a total of 7 homes closed with an average sales price of $923,714. 

Apex

In Apex June 2024 ended with 127 total homes closed.  The average cost of these 127 Apex homes in June was $702,474.  Carolina Springs for a second month was the highest selling community in Apex.  The 7 homes sold in June was a bit shy of the 21 sold in May.  It is of note, this is a new home community, so homes would close as they complete construction.  The average cost of a home in Carolina Springs in June was $513,251.  A close second in Apex was Depot 499 with 5 homes closed.  The average sales price in Depot 499 was $513,514 for homes closed in June 2024.

Holly Springs

June 2024 in Holly Springs produced 80 total homes sold.  The average price of a home sold in June 2024 was $656,194.   12 Oaks was the neighborhood in Holly Springs with the most homes sold in June.  12 Oaks had 10 homes close with an average June sales price of $858,300. 

Fuquay-Varina

In Fuquay-Varina in June 2024, 167 homes sold.  The average sold price in June was $525,878.  Varina Gateway was the top selling neighborhood in Fuquay in June 2024.  Varina Gateway had 13 homes sold.  The average price in June in Varina Gateway was $437.037.

Angier

Angier finished the month of June with 62 homes sold.  The average sold price for a home in Angier in June 2024 was $413,161.  2 subdivisions tied for the most homes sold in Angier in June 2024.  Langdon Ridge sold 5 homes in June.  The average price of a home sold in Langdon Ridge in June 2024 was $359,225.  Tobacco Road sold 5 homes in June.  The average price of a home sold in Tobacco Road in June 2024 was $515,589.
